Is the property available? Do you have offers?
If the property is “Coming Soon” or “Active” we do not have an accepted offer from the Seller. If it is “Active-Under-Contract” we have an accepted offer, but we always welcome back up offers. It is not uncommon for a Back Up offer to be the one that ends up closing. If the property is “Pending,” the contingencies have been removed, and we should be closing soon.

Will you be sending counter offers?
All offers must be presented to the Seller. It is the Seller’s decision if they will submit a counteroffer or not. It is recommended that Buyers submit their highest and best offer up front, and that their Agent follow these instructions.

Do you have requirements for Multiple Offers?
Yes. If multiple offers are received, and Listing Agent is representing the Buyers in addition to Sellers, then all offers must all be presented to the Seller through our brokerage's Multiple Offer Associate (MOA). The MOA will be requested through the brokerage by Listing Agent upon receipt of a 2nd Buyer request to have the Listing Agent represent them on an offer. The MOA will be the point of contact between the Buyer and the Listing Agent and will be in place up to the time a Seller accepts an offer. The Seller may select the best offer and may or may not submit a counteroffer, or the Seller may request that all Buyers submit their highest and best offer, and from those, the Seller may or may not submit a counteroffer.
